When 'siempre' expresses a habit in the past, we use Imperfecto.

The verb 'tener' in the past is usually in 'Imperfecto' because 'tener' is seldomly an event. It can be an event when we use it as an obligation that was fulfilled : 'Tuve que ir a ver al director'. I had to go and I went. If I did not go or the fact that I went or I not go is irrelevant, we say 'tenía que ir a ver al director'. 

In a nutshell, 'tenía' focusses on the obligation,'tuve' focusses in the event that happened. I mean this: just imagine I ask you why you did not send me that email and you answer: because I've got to go to a meeting. Here you are expression an obligation, probably previously arranged but not clearly stated. What is clear is that the meeting impeded you to send me that email. In this case we say: 'tuve que ir a una reunión'. The whole fucus is on the fulfilled obligation. If your answer is: I had to go to a meeting,  in Spanish we say: 'tenía que ir a una reunión'. We are not saying if did actually go. The whole focus is on the obligation, likely previously arranged.

The point I am trying to make is this: 'Tener' in the past is usually in 'Imperfecto' because this verb rarely expresses events.

It is descriptive. Until that moment, there were no street electric lights in Buenos Aires. We can use tuvo when we are referring to a specific event: 'Buenos Aires tuvo luz eléctrica en la calle en 1901'. I mean, it was installed in 1901. That is an event. Remember, we do not use 'Imperfecto' to speak about events.

If there was a coma after 'estudié', then 'por tanto' and 'por lo tanto' would be valid.

'Este año' requires 'Pretérito Perfecto'.

'Ir por la calle' here is not an event but a context where (when) I met my boss, which is the event itself.

'Encontrarse con' in Spanish means to meet someone you know in a place, usually by chance. Something like 'to bump into someone'.

I don't know the office, I have never seen it, then I use 'Subjuntivo'.

'Es' + any adjective, apart from those that express certainty, + 'que' + 'Subjuntivo'.

Es bueno que tome lecciones de español.
Es obvio que toma lecciones de español. Here, 'obvio' expresses a certainty.

You may wonder why is not 'pensara', since 'pensara' is after all a subjunctive. The answer is simple: 'pensara' would be valid if the sentence started with 'era lógico que...'. This is is called 'correlación de los tiempos':
Es lógico que lo piense: Present indicative + present subjunctive.
Era lógico que lo pensara: Present indicative + imperfect subjunctive.

The verb 'decir' here behaves as 'ordenar'. It's a verb of command, therefore, it rules the 'Subjuntivo'.

You may wonder why the present subjunctive and not the imperfect subjunctive. Because it is 'ha dicho'.

With imperative positive reflective, indirect and direct object pronouns go always after the verb in this order: 1.indirect/reflective, 2. direct.

'Pero' is a connective device that links two sentences that don't exclude each other:
'No vivo en Londres, pero trabajo en Londres'.

'Sino' and 'sino que' are connective devices that link two sentences where the second one excludes the first one:
'No soy ingeniero, sino profesor de español / No soy ingeniero, sino que soy profesor de español'.

Remember, we put 'que' when we introduce a conjugated verb, that can or cannot be the same verb of the first sentence. If is the same verb, it is always better not to repeat it; remember, grammar is just about economy.

If 'diez años' was not there, then 'trabajaba' would be valid.
But 'diez años' puts a limit to the amount of time, it margins it, then the 'Indefinido' is required.

'Si' cannot be followed by 'Subjuntivo Presente'.
'Si' can be followed by 'Subjuntivo Imperfecto' if we are speaking about an imposible present or future hypothesis: 'Si tuviera el tiempo, haría ese viaje'. (Well, I don't have the time, so, it's impossible).
In our case, we are in front of a indirect question, then the only possibility is 'tenía'.
Why it is not 'conduzca'? because you must respect the 'correlación de los tiempos':
Me dijo que condujera con cuidado: Indefinido + Subjuntivo Imperfecto.
Me dice que conduzca con cuidado: Indicativo Presente + Subjuntivo Presente.

'Cuyo/a/s' are relative possessive adjectives: whose
'Activos' is a masculine plural noun, then 'cuyos'.

You must respect the 'correlación de los tiempos':
Presente indicativo + presente subjuntivo: ¿Te importa que use tu bolígrafo?
Condicional + imperfecto del subjuntivo: ¿Te molestaría que fumara?'

'El presidente sale de la sala'. The verb 'salir' requires the preposition 'de' and 'sala' carries the article 'la', 'de la.
'Que' in this case is a relative pronoun that refers to 'sala'.

Why not 'entendamos'? Again, you must respect the 'correlación de los tiempos':
Puso muchos ejemplo para que entendiéramos.
Pone muchos ejemplos para que entendamos.

The relative pronoun in Spanish tends to be always 'que'. Please, do not use 'quien' unless you are absolutely sure. For example, we use 'quien' when the relative pronoun is preceded by a preposition: 'Esa es la chica a la que le diste tu silla/ a quien le diste tu silla'.

'Tirar la casa por la ventana': to push the boat out, to spare no expense

Imposible condition in the past with imposible consequence in the present:
Si + Pluscuamperfecto del Subjuntivo + Condicional Presente:
Si hubiera ganado la lotería, viviría en Hampstead.

I did not win the lottery and live in Highbury instead.

We do not actually need to put an adverb to emphasise that it is a current consequence, I did it in this example with 'ahora' to exclude 'habríamos tenido'.

If the consequence is in the past, we use instead:

Si + Pluscuamperfecto del Subjuntivo + Condicional Compuesto/Pluscuamperfecto del Subjuntivo:

Si hubiera ganado la lotería, habría fundado un paraíso para burros en Galicia.

Both are perfectly valid.

'Habría nacido...' is not valid because in Spanish 'si' cannot be followed by a conditional tense when we are speaking about a hypothesis.

It can also mean fussy, picky.

A sabiendas: el sabía, then Indicativo.

'Ser un rata': to be a scrooge.

It's a rather colloquial expression. Don't abuse.

We use 'Futuro Perfecto' to speak about hypotheses in the future.
